For home sales involving rural property with a well, most lending institutions will require that the well pass a water quality test prior to loan approval. They will require testing of the well water for bacteria, nitrate and nitrite at a minimum. Some may require testing for lead leaching from old water lines. These tests are intended to ensure that the lending institution is not making a loan on a property with potential water system problems. This protects both the lender and buyer.
